Independent research · For overseas Pakistanis

Pakistan property, researched like an investment.

You’re buying from thousands of miles away. Listings won’t tell you if the price is fair, the rent is real, or the file is clean. We check — with comparable evidence, yield maths, and risk flags in plain English.

Karachi — Clifton & DHA. Pakistan’s deepest rental market, and the one where asking prices drift furthest from evidence.

The problem we solve: from abroad, every property looks good in photos and every agent sounds certain.

Evidence first · Opinion second

What we do

Two products. One standard: show the working.

A free weekly briefing that keeps you current, and a paid, property-specific report when you’re close to a decision.

01 — FREE, WEEKLY

The Ledger

Our weekly research briefing on Pakistan property — prices, rents, policy and the macro numbers that actually move them, written for readers in the UK, Gulf, North America and Australia.

  • Karachi, Lahore & Islamabad market movement
  • Rents and yields, not just asking prices
  • PKR, remittances, rates & tax — what changed and why it matters
  • File-verification and buying-process explainers
02 — PAID, PER PROPERTY

Deal Check

Send us the property you’re seriously considering. We research that specific deal and return a 3–4 page PDF within 72 hours of payment — before you transfer a rupee.

  • Is the asking price fair against comparable evidence?
  • What rent is realistic — and what yield does that produce?
  • What could go wrong: title, file, developer, society, costs?
  • Exactly what to ask the seller or agent next

Coverage

Three markets. Studied street by street, phase by phase.

We don’t cover “Pakistan” in general. Prices, rents and risk behave differently in Clifton than in Bahria Town — so the research is built market by market.

Karachi Clifton coastline with high-rise residential towers

Karachi

The country’s largest and most liquid market — apartments in Clifton and DHA, houses across DHA phases, and a rental market deep enough to underwrite real yields.

CliftonDHA Phases 1–8Bahria TownCreek / EmaarApartments
Modern houses and a central park in DHA Lahore at sunset

Lahore

DHA-led and plot-heavy, where phase, block and possession status move the price more than the house itself. File and affidavit mechanics matter here — we flag them.

DHA Phases 5–9Bahria TownLake CityFiles & plotsHouses
Islamabad and the Faisal Mosque seen from the Margalla Hills

Islamabad

Sector-by-sector pricing, CDA vs. private housing schemes, and steadier expat and institutional rental demand — a different risk profile from Karachi and Lahore.

What’s inside the report

A 3–4 page PDF on your exact property.

  • Price check — asking price tested against comparable listings and market evidence for that block, phase or building
  • Yield maths — realistic rent, gross and net yield, in PKR and your currency, with FX sensitivity
  • Full cost picture — transfer, tax and recurring costs so the headline price isn’t the only number you see
  • Risk flags — title and file status, developer and society track record, possession and delivery risk
  • Next questions — the specific questions to put to the seller or agent, and what a good answer looks like
  • A clear research view — proceed, proceed only on conditions, or walk away — and why
  • Not a site visit — research is desk-based, from records, listings and market sources
  • Not financial or legal advice — independent research to inform your own decision
STEP 1

Tell us the property

Complete the order form with the listing link or details, location, asking price and your questions.

STEP 2

We confirm & you pay

We confirm the deal is in our coverage and send payment instructions. No payment, no clock — no surprises.

STEP 3

We do the research

Comparables, rent evidence, yield maths, costs and risk flags — every figure sourced and dated.

STEP 4

PDF within 72 hours

Your 3–4 page report arrives within 72 hours of payment, with one Q&A round included afterwards.

Try the maths yourself

The yield check most listings hope you skip.

Enter the numbers from any listing. If the yield only works with an optimistic rent, the listing — not your maths — is the problem. A Deal Check replaces these guesses with researched evidence.

Illustrative only, from the numbers you enter — not a researched figure and not financial advice. It excludes purchase taxes and transfer costs — estimate those with the transfer tax calculator below, or have them fully costed in a Deal Check.

Free tool · Finance Act 2026 rates

What the transfer actually costs in tax.

The federal advance taxes on a purchase — buyer’s 236K and seller’s 236C — at the rates in force from 1 July 2026, with Punjab stamp duty added when it applies. Most buyers only hear the total at the registrar’s office. Run it here first.

Enter the value the taxes are charged on — the higher of the agreed price, the FBR valuation, and the District Collector (DC) rate value.

“Urban” includes development-authority, housing-authority and housing-society schemes. Only Punjab stamp duty is built in — for Sindh, KPK, Balochistan or ICT, enter the provincial charges from your challan under Other charges; this tool does not estimate them.

Registration, mutation, municipal or society transfer fees you already know from your challan. Entered by you — never estimated by this tool.

Rates: Finance Act 2026, effective 1 July 2026. Advance taxes are adjustable against your final tax liability — they are not the full tax on the deal. Capital gains tax is separate and depends on acquisition date and holding period. Provincial charges other than Punjab stamp duty are not estimated here — use the figure on your sub-registrar challan. Confirm against your FBR challan before paying.

How we work

Research standards you can hold us to.

Independent by design

We sell research, not property. No listings, no developer sponsorships, no commissions — so our conclusion never has a buyer.

Every figure qualified

Estimates are labelled estimates. Ranges are shown as ranges. Sources are dated, so you can see how fresh the evidence is.

Uncertainty, disclosed

Where Pakistan market data is thin — and in places it is — we say so plainly instead of dressing a guess up as a fact.

Written for distance

Everything assumes you cannot visit, cannot pop into an office, and are deciding across time zones. The report has to stand on its own.

Questions

Before you order.

A 3–4 page PDF report on the one property you submitted: price check against comparable evidence, realistic rent and yield maths, full purchase and running costs, risk flags on title, file, developer and society, and the questions to ask next — ending in a clear research view. Delivered within 72 hours of payment, with one follow-up Q&A round included.
The first 10 buyers pay the introductory $299 USD. After those places are taken, Deal Check is $499 USD per property. The price for your order is the one confirmed with you before you pay — it never changes afterwards.
When your payment lands — not when you submit the form. First we confirm the property is within our Karachi, Lahore or Islamabad coverage and send payment instructions, so you never pay for a report we can’t properly research.
No. Deal Check is desk research — records, comparable listings, rental evidence and market sources. That keeps it fast and consistent, and the report states its sources. It is not a physical inspection, a valuation by a licensed valuer, or a legal opinion on title.
No. We hold no listings, take no commissions and don’t negotiate or transact. That independence is the point: our only product is the research, and our only interest is that it’s right.
No. Pakistan Property Ledger provides research and information only. Property decisions carry risk — including price, currency, legal and liquidity risk — and you should take advice from qualified legal and financial professionals for your own circumstances before buying.
Start with the free weekly Ledger. It covers market movement, rents, yields and buying-process explainers for Karachi, Lahore and Islamabad, so that when a property does catch your eye, you’ll already know what a fair price looks like.
